South Tryon Square is a dynamic mixed-use project in Charlotte’s CBD and is an example of how well adaptive reuse can work in the development arena.  South Tryon Square contains Class A office and retail space, using a combination of rich green, gray and cream granites with copper trim, progressive wood paneling, custom wall sconces and chandeliers, and rich blue glass windows on the upper floors. 

Exciting retail uses front along Tryon Street, including Dean and Deluca, Harry and Jean’s, and Kinko’s, and other retail amenities continue into the first floor of the office building to an escalator connecting directly to the overstreet system.  South Tryon Square also incorporates two smaller buildings on Tryon Street into the design, creatively adapting the project around these buildings while maintaining their historical statements in the city.

Another exciting component is the 5th floor rooftop terrace-a unique concept to Charlotte.  The rooftop garden is set up to accommodate group gatherings, with a gazebo equipped to serve as a bar and serving station, tables and market umbrellas, select plantings, and a band stage.  The terrace also provides direct access from the building to the parking deck for the project.

In addition to the office and retail components, South Tryon Square features a 698 space parking deck which is topped by a Marriott Courtyard hotel with 180 guest rooms and meeting space for groups of 3 or more.  The hotel adds life after 5 PM and provides more pedestrian traffic to an already dynamic Tryon Street.

The location of the project is superb, with frontage on the entire 200 block of South Tryon Street.  Tenants, hotel guests, and visitors enter the parking deck via Third Street and will have immediate, covered access to the office building, the hotel, and the overstreet walkway.  

South Tryon Square is the best adaptive reuse/redevelopment project in the Charlotte region.  The project’s dynamics will make a statement in Charlotte for years to come.
